Checklist for buying real estate in Greece

The decision to purchase a property in Greece  paves the way to an improvement in the quality of life. To ensure that this is also secured in the long term, time and good advice should be given priority  in the decision-making process.

The following points should be considered:

  1. Your holiday property in Greece should never be purchased out of a holiday mood.

  3. Critically review your own requirements and criteria. Is the infrastructure right in terms of medical care, proximity to services, transport infrastructure, social environment and wintering opportunities?
  4. In the case of undeveloped land,  check whether the property is located within a development zone or whether a building permit can be granted. The forestry office and the archaeological authority must give their permission in advance.
  5. In the case of down payments, conclude a preliminary contract before notarization. This should be agreed with security clauses by a local lawyer. Caution: Preliminary contracts are only relevant under debt law, a transfer in the land register does not take place.
  6. Have us or a trusted specialist check the building fabric for structural analysis, quality of execution and functionality of the electricity/water/sewage/heating/systems.
